Property Maintenance Guidelines

KEEPING YOUR PROPERTY IN “GOOD REPAIR

As you are aware, the Ponderosa Heights HOA Covenants direct that properties are to be kept in good order/repair.  The Board and Architectural Control Committee (ACC) have the responsibility to ensure that this covenant is enforced.

      Maintenance.
      1.     Lot Owners shall provide exterior maintenance upon their respective Lots and structures, including, but not limited
              to, keeping the fences in good repair, keeping the structures in good repair and painted or stained as necessary,
              and keeping all roofs in good repair, keeping landscaping in good repair and condition.


A challenge in enforcing this covenant is that property owners have different standards of care for their property.   To provide transparency to property owners, the following factors have been identified as among those most often cited by neighbors as indicators of “good repair”.  The ACC uses these factors as a basis for assessing whether properties are in “good repair”.  Property owners should review their own property and its condition against the standards listed below:

  1. Lawns healthy and well maintained?
  • Cut and trimmed regularly?
  • Area between the sidewalk and property line appropriately maintained?
  • Watered appropriately?
  • Free of weeds/disease?
  • Areas of native grasses kept trimmed to be no taller than 12” (excluding specimen ornamentals)?
  1. Landscaping?
  • Shrubs/plantings appear to be in good health?
  • Diseased/dying plantings removed?
  • Gravel/mulch areas free of weeds and overgrowth?
  • Hillside grasses kept to height of no higher than 12”.
  • Trees pruned to maintain shape, health and appropriate size?
  1. Fencing in good repair?
  • Fresh paint/stain?
  1. Driveways in good repair?  Asphalt sealed periodically?  Area clear of debris?
  2. Sidewalks in good repair? 
  • Free from grass in cracks and other debris?
  • Clear of snow/ice in inclement weather?
  • Fire hydrants on property cleared of snow around them?
  1. House exterior
  • Siding intact and complete?
  • Paint faded or marked?
  • Stain faded?
  • Roofing shingles intact and complete?
It should not be assumed that this list is complete, but it serves as a general guide for property owners, neighbors, the ACC and Board members to work together in keeping Ponderosa Heights properties in “good repair”.
